We have made a simple choice: to be compensated primarily for our management work. Our fee structure is clear and detailed so that you know exactly what you are paying for and why.

All performance targets we communicate (6% target annual distribution** and 10% target IRR* over 8 years) are calculated after deducting all management, structuring, and administrative fees.

The fees detailed below are not charged in addition: they are already factored into our projections.

Subscription fee: 0%

No subscription fees are charged for this investment.

Other fees are calculated based on the subscription amount, specifically the administrative fee (max. 6%) and the middle office fee (max. 2%). Further details are provided below and in the prospectus.

Investment Fees

  • Acquisition commission: max. 5% excl. tax

    Maximum 5% excluding tax of the acquisition price (net to seller).
    Research, analysis, audits, structuring, and closing.

  • Transfer fee: max. 3% excl. tax

    Maximum 3% excluding tax of the real estate asset sale price.
    Exit strategy, asset preparation, negotiation, and closing.

    Project monitoring & management: max. 3% excl. tax

    Maximum 3% of the total cost of work excluding taxes. Coordination of contractors, budget tracking, and schedule management.

  • As part of the structuring of a financial instrument

    Structuring and arrangement fee: max. 2% excl. tax

    Maximum 2% excluding tax of the principal debt amount & 2% excluding tax of the loaned amount. Origination, credit analysis, legal and financial structuring. Cash flow management and early repayments.

Administrative and management fees

  • Management fee: 1.06 - 1.35% excluding tax p.a.

    Maximum of 1.35% (excl. tax) per annum of the net asset value or 0.80% of the fund's gross assets. Portfolio management, investment strategy, and service provider oversight.

  • Administrative fee: max. 6% of the subscribed amount

    Maximum of 6% of the amount subscribed by each Investor. Processing of subscriptions, record-keeping, and coordination with the custodian and platforms.

  • Middle office fee: max. 2% of the subscribed amount

    Maximum of 2% of the amount subscribed by each Investor. KYC / AML-CFT, MiFID II checks (classification and suitability), and ongoing administrative monitoring of investors.

Your questions about our fees

The Makers Fund fee structure does not include a separate subscription fee at the time of investment. However, this does not mean the investment is free of charges: other fees may apply in accordance with the prospectus, some of which are calculated based on the subscribed amount.

Two fees may be calculated based on the amount invested by the investor:
- Administrative fee: maximum 6% of the invested amount;
- Middle office fee: maximum 2% of the invested amount.

Other fees may also apply, including acquisition, disposal, monitoring or project management, structuring, or debt repayment fees, as well as, where applicable, a performance fee or early redemption charges. Detailed terms and conditions can be found in the prospectus and the KID/PRIIPs.
